1. Verbal reservation

At your request, we will pre-reserve the apartment you are interested in for 7 days, giving you time to review the project documentation, explore financing options, and so on. A verbal reservation can only be granted after a personal meeting with our sales representative, either at our company headquarters (for apartments in preparation/under construction), or after a viewing of the apartment (for completed projects).

2. Reservation agreement

If you decide to buy the apartment, we will send you a draft Reservation Agreement.

The standard reservation period is 30 days from the signing of the agreement. In justified cases this period may be extended by mutual agreement.

The reservation fee is CZK 100,000 per individual unit.

The reservation agreement also includes, as an annex, a template of the subsequent contract — either the Future Purchase Agreement (for apartments in preparation/under construction) or the Unit Ownership Transfer Agreement (for completed projects).

3. Future purchase agreement

This agreement is concluded within the reservation period and primarily defines:

• the subject of the transfer — namely the apartment you have selected, including any outdoor area (terrace/loggia/front garden) belonging to the apartment, the garage space, and the cellar
• the purchase price and the method of its payment
• payment of the unit's purchase price based on a deposit system according to the progress of construction
• construction completion dates
• client change options
• the text of the Unit Ownership Transfer Agreement (Purchase Agreement) and the date of its signing
• the commitment of the contracting parties to conclude the Purchase Agreement under the agreed terms, within 60 days of the project's building approval
• further conditions necessary for concluding the Purchase Agreement

4. Unit ownership transfer agreement (Purchase agreement)

This agreement is concluded either within the reservation period (for completed projects) or within the period agreed upon in the Future Purchase Agreement (for apartments in preparation/under construction). The agreement precisely specifies the subject of the transfer, the purchase price excluding and including VAT, the method of payment (own funds/mortgage loan), the unit handover date, and other particulars required for the transfer of ownership of the unit.

Under the Purchase Agreement, escrow of the purchase price can be arranged. With our company's contracted law firm, this service is provided free of charge. If the client requires a different escrow agent (another law firm, bank, or notary), they arrange the escrow on their own initiative and at their own expense.

5. Handover of the apartment unit

Handover of the apartment follows the signing of the Unit Ownership Transfer Agreement and payment of the full purchase price. The latest possible handover date is set in the Purchase Agreement, namely within 20 days of the registration of ownership in the Land Registry in favor of the new owner.
